Description: 87 Ethel Avenue is a proposed multi-phase mixed-use development in Toronto’s Stockyards District, located at the southwest corner of Ethel Avenue and Dods Avenue. The project will be delivered in two phases and includes four high-rise towers rising to 34, and 31 storeys, comprising a total of 1,409 residential units. It features a diverse mix of uses including residential apartments, office space, retail units, a daycare facility, and institutional components. The project posed unique challenges such as metal-contaminated earth fill and noise impact due to the site’s proximity to the Canadian Pacific Railway. Consultants were engaged to determine the appropriate shoring methodology for the soil remediation process, and solutions were developed including structural expansion joints, crash wall design, and an innovative façade envelope to actively reduce noise from passing trains.

The project comprises 367 residential units atop a carefully articulated podium that incorporates retail and commercial space at grade, designed to enhance the public realm and contribute to a vibrant streetscape. Situated in a culturally rich, transit-oriented corridor, the development responds sensitively to the surrounding mid-rise context and adjacent heritage elements, offering a contemporary architectural expression that supports the ongoing evolution of the neighborhood's urban fabric.

Location: 235-255 Dundas St. E, Toronto, ON
Description: 239 Dundas Street East is a proposed 52-storey mixed-use development located in Toronto’s Garden District, just west of Pembroke Street. The project integrates condominium residences, rental replacement units, and grade-level retail within a carefully composed architectural form that supports a vibrant and inclusive urban environment. Situated within a transit-rich, historically layered neighborhood, the development responds thoughtfully to its heritage context. The podium design is scaled to respect the adjacent heritage buildings, maintaining a strong relationship with the existing streetscape while introducing a contemporary architectural language above. A slender tower rises from the podium, contributing a refined vertical presence to the downtown skyline. This project exemplifies a balanced approach to urban intensification—one that supports housing diversity, reinforces the public realm, and thoughtfully weaves new density into a culturally and historically significant fabric of the city.

Description: The 85 storey tower will combine seven levels of retail and restaurant, a 175-room hotel and then a roughly 60-floor stack of condo apartments culminating in multilevel penthouses.
The architecture of this building can essentially read three towers piles on top of each other. Designed in partnership with London’s Foster & Partners, the scheme pushes the structure to the edges of the building: there are two mega columns on each four sides, from these diagonal bracing extends up the façade, suspending a series of rectangular blocks within. The material used is pale glass and champagne-coloured cladding. Up top, the columns come together in a basket that will shelter a copse of trees.

Description: An analysis of views visible from the site generated a design and massing strategy: where views are uninterrupted, units have the enhancements of projected balconies, and where views are interrupted by adjacent existing buildings, units have the privacy of juliet balconies. This further translates into a strategy for an energy efficient design – the variation of balconies reduces the exposed balcony edges to a minimum and locates them only where outdoor amenity would be best utilized. To emphasize the unique massing created the varied projections along the vertical axis of the building, a contrasting palette of light and dark metal panel is proposed. The result creates a dramatic visual illusion of floating vertical masses while maintaining an architectural form that reflects the function within – thus, the unique design separates itself from other developments of similar scale and location.
